Build a room-by-room project scope

Separate your preferred result from what assessment may reveal, then make boundaries explicit.

List included spaces

Write out the rooms and connecting areas. Specify closets, alcoves, stairways and transitions. Floor area is not a substitute for ceiling measurements or access assessment. Ask how shape, height and fixtures affect scope. A generic online unit price is not evidence of your project’s cost, particularly before the material and conditions are assessed.

Separate known and uncertain work

Ask the proposal to distinguish assessment, preparation, repairs, finishing, painting and cleanup. Some tasks may depend on findings. Clarify how uncertainty is documented and changes approved. A written process for newly discovered damage is more useful than an apparently precise estimate with unexplained assumptions. Ask which costs depend on further assessment and who makes that determination.

Choose a clear stopping point

For partial renovations, consider the visible boundary between old and new finishes. Ask how adjoining walls and trim are handled. Name who completes excluded tasks such as electrical work or repainting. A partial project can work well when its endpoint is clear; confusion grows when each person assumes someone else owns the remaining work.

Keep these questions with your notes

  • Include connecting areas explicitly.
  • Document how unknown conditions change scope.
  • Name tasks left to another trade.

This is general planning information, not a diagnosis, site assessment or hazardous-material work instruction.
